The survey and the estimate

It means that I make the first survey in order to analyze the conditions of the house and listen to your needs, then I will send you my quote. This phase can be considered a true consultation.

Contract

It’s the only way you and your designer can safegaurd yourselves.

Metric survey and verification of conformity

This step is he first real operational phase that the designer carries out. In this phase, a detailed materic survey of the whole house is done.

Preliminar Project

In this phase you will usually receive two to three possible variations of internal distribution project including furnished plants. This is the right time to understand if the house we are planning is the one you want. In reality, a constructive dialogue with the customer starts immediately, which helps to understand what his needs are.

Defining the project

It is a fundamental step in order to define all the facilities plants, materials and finishes. On request, 3D views can be created to get an idea of the transformation.

Cost estimate and specifications

It is the moment in which a metric calculation is developed that will come very close to the real cost of your renovation.

Building firm selection

One of the services that is part of an architect’s job is to assist the client in choosing the company that will carry out the work. You can freely choose the companies to ask for quotes. I will assist you in giving all the necessary information to the selected companies in order to get the right quote.

Building permit and start of Construction

An essential phase for the legitimation of the works to be carried out. In all cases it is
necessary to indicate the starting date of the work for administrative and urban planning
purposes

Site building management

On a renovation site it is necessary to watch out for unexpected situations that can occur every day and act quickly. The construction management, if done with precision, is the most laborious part: inspections, executive drawings, meetings with artisans and suppliers, accounting.

Completion of the work and the catastral updating

It is an exciting moment in which the work is terminated and the keys are handed over to the client.
Once the renovation is completed, the architect sees to the paperwork for completion of the work and the cadastral updating.
